Friends, Romans, lessees, lend me your ears;
I come to lease property, not to buy it.
The businesses that men run live after them;
The profit is oft influenced by their location;
So let it be with Genet Property Group. The noble lessees
Hath told you GPG has experienced leasing professionals:
If it were so, it was a definite truth,
And definitely hath GPG shown it.
Here, under leave of its lessees and the rest–
For our lessees are honourable men (and women);
So are they all, all honourable men (and women)–
Come I to speak in favor of GPG.
They are my property manager, faithful and just to me:
And lessees says they were as well;
And these lessees are honourable men (and women).
GPG hath brought 1.5 million square feet of commercial space to South Florida
Whose space did the lessees fill:
Did this in GPG seem honorable?
When that the propertyless have cried, GPG hath wept:
Property should be made of flex and warehouse space:

And lessees say GPG provided this space;
And our lessees are honourable men (and women).
You all did see that on the list of Top Commercial Property Management Firms
GPG was presented a kingly crown,
Which they did humbly accept.
Here I am to speak what I do know.
You all do love GPG, not without cause:
What cause withholds you then, to lease from them?
O judgment! thou art fled to the propertyless,
And lessees have never lost their reason. Bear with me;
My heart is on the lease there with GPG.

This day and age, with the world so closely connected by the internet and high-speed transportation, it’s feasible for anyone to start a business anywhere. That’s why a physical location is more important than it has ever been, and the options you have for leasing property for whatever your needs may be are also greater than ever before. If you have the option of opening a storefront or a warehouse space in rural Ohio or sunny Southern Florida, which do you think is the better choice? Well, nothing against Ohio, but South Florida would be our pick.

When you lease a property there are plenty of factors to consider about the location. What’s the weather like? If you’re looking for customers to take the time to come to your property, is it in an ideal spot? How close is it to landmarks, residential areas, other commercial spaces? And in a more general sense, where do you want your workspace to be for what is likely a considerable amount of time? For us at Genet Property Group, South Florida is the location to be—here are a few reasons why.

1. What other than the gorgeous weather could come first on this list? We’ve barely ever gone below 40 degrees. (This also makes holiday shopping all the more possible and enjoyable with no cold and no snow).

2. South Florida is one of the largest tourist destinations in the United States, so if you’re thinking of renting commercial space it’s an ideal location for storefronts.

3. The South Florida landscape and location is vast and beautiful, with the Everglades right by. Every day could be described as pretty.

4. South Florida is host to diverse cultures that make many different business ventures possible.

5. We may be a little biased about this one, but Genet Property Group has over 1.5 million square feet of rental space in South Florida—just waiting for you to stop by.

When you’ve been in the property management business as long as we have—over 20 years—you see spaces used in unconventional ways. While most people choose to use office space for their… well… office, and warehouse space mainly for storage, some other tenants choose to use their space (within legal bounds) for other ventures. While we may tailor spaces for their specific uses, the many properties offered by Genet Property Group are some of the best when it comes to South Florida property, and we’re happy to hear if someone sees the potential for an interesting or alternative use. Here is a list of some unconventional uses for property space:

  • Medical centers are one of the more common unconventional uses for space—private practices and small centers can be found in rental office spaces.

  • Artists are always looking for unconventional places to do their work, and warehouses are many times used for galleries and for art studios.

  • Child care specialists and services can sometimes take up spaces in an office building (if they’re big enough).

  • As online shopping becomes more popular, vacant spots in malls have started to become prime spots for branches of police force and government offices.

  • Churches even can sometimes be found to rehabilitate warehouse space for worship.

  • Vacant spaces are very useful for holiday specific storefronts and for temporary shops.

While we may not wholly recommend all of these uses for commercial property, they are nonetheless very interesting and thoughtful in their execution. As a property manager, we’ve seen a lot of tenants and lessees come and go. People’s’ property needs change, and it’s natural to move to a different space as ideas or businesses grow. But some tenants, when they find the perfect space for their needs, stay put for years and years. And while it’s also perfectly fine and sometimes beneficial to stay in the same space, it’s very easy for a space to feel like the same old, same old. A change of scenery or a shift in the space can bring a much needed refresher. Here are a few tips for making an older space feel like it’s brand new again:

  • One of the biggest changes you can make is a change of color—explore your options for painting walls. Studies show that certain colored walls or accents can make a space much happier and friendlier.

  • CLEAN! It’s easy to get caught up in the throes of a business or whatever you use your space for—but make sure to tidy up every now and then. File that stack of papers in the corner, dust off the desks, spray some air freshener.

  • Shell out for some new furniture. If you’ve been in a space for a while, you probably haven’t updated the furniture or utilities and they might have some wear and tear. Splurge on some new chairs, desks, appliances if the office is starting to feel a little too dull.

Without having to actually do all the moving, you can open up your space to a healthy and helpful change that will greatly affect productivity. Genet Property Group has plenty of property spaces, whether you’re looking for a more permanent solution or if you’d like to move around to fit your needs as they grow—and we’re happy to keep things fresh and new for all of our tenants.
